After nearly 7 years of waiting for the Final EIR to be released, the Prologis project hearing has been scheduled for Thursday, May 8th at 8:30 a.m.. The location of the hearing will take place at Los Angeles City Hall in the Edward R. Roybal Session Room Room 350 located at 200 North Spring Street in Los Angeles.

This will be the largest project the community of Harbor Gateway has ever experienced.

I am asking all businesses to support this project by submitting a letter of support. Please email the completed letter back to me at David@thehgcc.com.

Community Benefits

  • Prologis is directly investing in the surrounding neighborhood, including making a

contribution of $450,000 toward the installation of new fencing at Rosecrans

Recreation Center to improve park safety. This kind of off-site investment shows

a genuine interest in supporting community spaces beyond the project footprint.

It’s a meaningful gesture that reflects a long-term commitment to being a good

neighbor.

  • The company has committed to using clean construction practices and low-

emission equipment to reduce noise, air pollution, and other impacts during the

buildout. This demonstrates a forward-thinking approach to environmental

responsibility and aligns with community health priorities. It sets a strong

precedent for how industrial development can be done more responsibly.

  • Prologis plans to maintain the project site prior to the commencement of

construction with regular upkeep to prevent illegal dumping and blight,

addressing concerns about visual and environmental degradation. This

commitment to long-term site stewardship helps ensure the facility remains an

asset, not a burden, to nearby residents. Clean, well-maintained sites contribute

to safer and more stable neighborhoods.

  • By offering job and workforce development opportunities to local residents,

Prologis is creating pathways to economic mobility. Prioritizing local hiring can

help reduce unemployment and ensure that the economic benefits of the project

are shared by those who live nearby. This approach supports both community

well-being and long-term project success.

Economic Development & Job Creation

  • The Prologis project will bring hundreds of good-paying jobs to the community,

both during construction and through long-term operations. These jobs offer

opportunities for local hiring and workforce development. This is especially

important in an area that has experienced economic disinvestment.

  • The facility will generate new tax revenue for the City of Los Angeles, which can

be reinvested in public services and infrastructure.

  • In a historically underserved area, this project provides critical economic

opportunities without displacing existing housing or residents.

Environmental Responsibility

  • Prologis has committed to strong environmental mitigation measures, including

emissions reductions and green building practices. The project will replace older,

underutilized facilities with cleaner, more efficient infrastructure. These steps

align with the community’s goals for healthier air and sustainable development.

  • Prologis is incorporating energy-efficient building systems and sustainable design

elements to reduce the project’s environmental footprint.

  • Air quality improvements are prioritized through electric vehicle charging

infrastructure and support for zero-emissions equipment.

  • Prologis has committed to mitigating potential environmental impacts through

responsible design, monitoring, and ongoing maintenance.

Traffic & Infrastructure Improvements

  • Prologis is investing in transportation upgrades and traffic flow improvements

around the site. These enhancements will help mitigate congestion while

supporting the movement of goods in a safe and organized manner. This means

better streets and reduced disruption for local residents.

  • A dedicated truck route plan and off-street loading zones will minimize impacts

on residential streets and reduce congestion in the area.

  • Prologis has conducted a thorough traffic impact analysis and is working with the

city to implement the appropriate mitigation measures.

Compatible Land Use

  • The project site is zoned for industrial use and sits adjacent to other industrial

operations, making this a logical and appropriate location for logistics facilities.

This avoids encroachment into residential neighborhoods while activating an

otherwise underutilized site.

  • This project does not compete with housing development and, in fact, helps

maintain residential neighborhoods by concentrating industrial activity in

appropriate areas.

  • Prologis’ design approach buffers adjacent uses, incorporating landscaping,

setbacks, and noise-reduction strategies.

Community Engagement

  • Prologis has made efforts to engage with residents, labor, and community-based

organizations to hear concerns and build support. Their willingness to negotiate

community benefits shows a commitment to being a good neighbor. Projects like

this can only succeed when community voices are respected.

  • Prologis has held numerous meetings with community members and local

leaders to hear input and respond to concerns.

  • Through active listening and extensive outreach, Prologis is demonstrating a

model for responsible, community-oriented development.

Infill Development & Modernization

  • This project revitalizes a dormant industrial site into a modern, high-efficiency

facility that meets today’s logistics needs. It’s a smart way to reuse land without

contributing to urban sprawl or displacing housing. It sets a precedent for

thoughtful development.

  • This project reinvests in an existing industrial corridor, making efficient use of

land and existing infrastructure.

  • The new facility will meet today’s safety, energy, and operational standards,

replacing an outdated site with state-of-the-art logistics capabilities.

  • The transformation of the site represents a broader shift toward cleaner, more

modern industrial development.

Sustainability Commitments

  • Prologis is a leader in incorporating renewable energy, electric vehicle

infrastructure, and low-emission equipment into its developments. These

investments demonstrate a forward-thinking approach that aligns with LA’s

climate and air quality goals.

  • Prologis is a national leader in green building, with many of its projects achieving

LEED certification and incorporating solar power.

  • The Vermont and Redondo facility will include infrastructure to support electric

trucks and clean energy usage.

  • These sustainability investments not only benefit the environment but also attract

good tenants who operate responsibly in this community.

Economic Resilience & Supply Chain Stability

  • Strengthening our local logistics capacity helps safeguard the regional economy

against future supply chain disruptions. Projects like this enhance the resilience

of our infrastructure while supporting long-term economic health.

  • By strengthening local infrastructure, the project contributes to the economic

health and competitiveness of Los Angeles.

  • Investment from a reliable, long-term partner like Prologis reinforces confidence

in the area’s growth potential and stability.
